We know you have property tax questions, and we're here to answer them. The property tax appeal process can seem complicated if you've never filed a protest before.

The deadline to file a property tax protest is May 15 (or by 30th day after notice of appraised value is delivered, whichever is later). Contact our team at Harding and Carbone to get help filing today!

Protests are typically completed within the months of May through September. Protests are handled as they are scheduled by the Appraisal District. When you file a protest with Harding and Carbone, we’ll provide an update on the outcome when the process is finalized.

If you have signed up using our sign-up form, you should have received a confirmation email. Within 48-72 hours, you will receive an email stating that your Agreement has been approved or denied. Once approved, an Agent will send you the Appointment of Agent forms to sign, and request any additional information, as well as answer any questions you may have.

Review the value on your Assessment Notice from the Appraisal District. If the value is higher than what you purchased it for, then there is a good chance you can save on your taxes. When you sign up with our team at Harding and Carbone and upload your closing statement, we will take care of the rest. We will also take care of filing or transferring your Homestead Exemption. Contact our team to learn more about our processes today.

The deadline to file a Homestead Exemption is April 30th.

To apply for a Homestead Exemption, you will need to fill out a Residence Homestead Exemption Application (Form 50-114). The deadline to file the Application is April 30th (late applications are accepted).

A property owner does have the ability to protest their own properties, but similar to a lawyer or an accountant, you want someone who understands the language and the rules. As a Property Tax Consultant, our main objective is to save you money. If we aren’t saving clients money, we aren’t making money. Your time is valuable; filing a protest, navigating deadlines, and attending hearings can be time-consuming. Contact Harding and Carbone today to get started on your tax savings.

If you presented your protest in front of the Appraisal Review Board, you have the options to either file an Arbitration or a Lawsuit.

An Appraisal Review Board Decision may be appealed by filing for a Binding Arbitration (Appeal to the Texas Comptroller). In property taxes, an arbitration hearing is a process where a property owner disputes the county’s assessed value of their property. During the hearing, both the property owner and the appraisal district present evidence (like appraisals or market data) to an independent arbitrator, who reviews everything and decides the property’s fair value. Harding and Carbone will handle the entire arbitration process on your behalf, including preparing and filing the arbitration request, submitting evidence, and representing you throughout the hearing.

An Arbitration is an appeal submitted to the Texas State Comptroller after the Appraisal Review Board (ARB) makes its decision. Because ARB members work closely with the Appraisal District, some property owners prefer the arbitration process, which moves the appeal to a higher, independent level with less potential for bias. Harding and Carbone files hundreds of arbitration appeals each year and manages the entire process for you. When signing up, be sure to select “Consent to Binding Arbitration Appeal” so you don’t miss out on potential savings.

A Rendition consists of equipment and inventory used to run your business. In Texas you are required to file a Business Personal Property Rendition by April 15.

When our clients sign on with our team of professionals, we begin by gathering documentation for your property: rent rolls, income statements, expense records, and market comparables. From there, you’ll be assigned a dedicated account manager who will coordinate communication and handle filings. Contact our team to learn more about our services at Harding and Carbone today.
