  1. Personal meetings with applicable personnel to discuss specific areas of concern and to develop mutually agreeable target values and procedures.
  2. Prepare and file all necessary real estate exemptions and personal property renditions with the proper assessing authority.
  3. Analyze data to determine the lowest possible tax valuations for the tax year.
  4. Conduct on-site inspections of physical properties as necessary.
  5. Gather and report proposed assessments. Discuss appeal strategy with appropriate personnel.
  6. File all necessary appeals in a timely manner.
  7. Conduct aggressive, personal negotiations with all appropriate tax appraisers, contract engineers, Assessment Appeals Boards and/or Appraisal Review Boards. Obtaining the most favorable appraised value based upon comparable assessments and reasonable calculations of income, market or cost approaches to value.
  8. Interface with client's legal department regarding the advisability of pursuing value reductions beyond the normal administrative appeal process. Assist legal department and/or chosen counsel in lawsuit preparation and pre-trial value negotiations.
  9. Maintain personal, professional relationships with assessment personnel.
  10. Prepare regular, updated tax estimates as values and rates become available. Prepare estimate reports to applicable personnel in the medium of choice.
  11. Assist client on tax prorations for all properties as required. (Disposals/Acquisitions)
  12. Provide prompt research assistance on unidentified tax correspondence and delinquency billings.
  13. Obtain all tax statements and verify proper ownership, legal description, assessed value and amount of tax on accounts provided by Client.
  14. Respond to all assessor inquiries, requests for information or other demands.
  15. Produce annual reports reflecting tax savings and other pertinent property tax information. Reports are available to management and designated personnel in media of choice.
  16. Review of land development on an as needed basis (i.e. subdivision split out and set up [plat filings] roll back issues, tax certificates, tax planning/forecasting for future development, etc.).
